    Continuance from the January 22, 2025 Planning Board meeting.  Discussion on the Draft Comprehensive Plan Update for Planning Board review and consideration of comments to be forwarded to the Town Board as part of their adoption of the Comprehensive Plan Update.

  • Site Plan Review Associated with a Special Use Permit - Contractor Yard - 634 NYS Route 146 - Floccuzio Construction, LLC. The applicant is proposing to construct four commercial buildings, which will be used as lease spaces for future tenants, totaling 42,500 square feet, with associated parking, stormwater and wastewater treatment on 7.3 acres of land located in the RA3 District.
     

  • Concept Plan Review - 15 Lot Major Subdivision - East Old State Road - Tax ID# 27.19-2-78 - Frederico Polsinelli. The applicant is proposing a 15 lot subdivision on 21.9 acres of land located in the RO30 District. The parcel is located in the Pine Bush Preserve Management Area and is a property recommended fora protection agreement/easement. A total of 5.33 acres (24.3% of the site) is proposed for open space/forever wild lands. A concept plan for the proposed subdivision was reviewed by the Development Planning Committee at their August 18, 2019 meeting. A summary of the meeting is attached.

  • Site Plan Review Associated with a Special Use Permit - Expansion of Existing Storage/Distribution Facility - 2 Van Buren Blvd (Northeast Industrial Park) - Airgas USA, LLC

    The applicant is proposing to expand their existing storage/distribution facility to include two CO2 underground storage tanks, two above ground, nonflammable storage tanks, two offload rail towers, accessory building, additional concrete pad area and refrigeration unit on a 3 acre leased area within the 255 acre Northeast Industrial Park located in the Industrial District.

  • Draft Comprehensive Plan Update - SEQR Coordinated Review - Town Board Adoption of Comprehensive Plan Update

    Introduction of the Draft Comprehensive Plan Update for Planning Board review and consideration of comments to be forwarded to the Town Board as part of their adoption of the Comprehensive Plan Update.  No action will be taken at the January 22nd meeting by the Planning Board. The purpose of the meeting is to introduce the Draft Comprehensive Plan Update to the Planning Board and allow time for Board review and comments to be prepared and considered at a future meeting.

  2. Site Plan Review Associated with a Special Use Permit - Residential Facility, Independent Living - West Old State Road Tax ID# 27.19-1-5.3 - Serafini Builders, Inc.

    The applicant is proposing a 12 unit residential facility, independent living project consisting of three buildings with 4 units in each building on 1.37 acres located in the BNRP District.  A garage space will be provided for each unit.

  • PUBLIC HEARING. Project Update and Consideration of Issuing a SEQR Negative Declaration - Barth Meadows 42 Lot Cluster Subdivision - NYS Route 146/Concord Hill Drive/Posson Road - BM Guilderland, LLC

    The Barth Meadows Subdivision project area consists of 4 parcels with tax map identification numbers of 39.00-3-34, 39.00-3-35, 39.00-3-36 and 39.00-2-28 and a portion of 39.00-3-37. The total project site area of the proposed subdivision is approximately 87 acres. The project proposes a residential cluster subdivision of 42 single-family lots, with 6 lots proposed on Posson Road and 36 lots proposed on Azalea Lane, new Town Road, which will connect Concord Hill Drive to NYS Route 146.  

    In September 2022 the applicant presented a sketch plan consisting of 70 lots to the Development Planning Committee.  In February 2023 the applicant presented a concept plan to the Planning Board consisting of 66 lots.  The Planning Board did not support the density, tabled the application and requested the applicant reduce the number of lots. At the March 27, 2024 Planning Board meeting the applicant submitted a revised concept plan with a reduced lot layout consisting of 42 lots. The Planning Board approved the concept plan.

  • Concept Plan Review - 4 Lot Minor Subdivision - 3852 Western Turnpike - All American Tree Company, Inc.

    The applicant is proposing a 4 lot subdivision of 242 acres of land located in the Rural Agricultural (RA3) District. Lots 1-3 will be located on the north side of Western Turnpike (NYS Route 20).  Lot 1 will measure 3.81 acres.  Lot 2 will measure 6.78 acres.  Lot 3 will measure 5.78 acres.  All lots will consist of private wells and septic systems.  Lot 4 consisting of 224.14 acres is located on the south side of Western Turnpike.
     

  • Site Plan Review Associated with a Special Use Permit - Convenience Store w/ Fuel Pumps - 456 NYS Route 146 - Guilderland Food Mart, Inc

    The applicant is proposing to renovate and convert an existing service station with fuel pumps to a convenience store with fuel pumps on 0.5 acres located in the General Business (GB) District.  The property is located at the southeast corner of the NYS Route 146/School Road intersection.

  • 2711 Curry Road. DECISION ONLY. Consideration of Final Plat Approval - 2 Lot Minor Subdivision -  Athena Andrikopoulos. The applicant is proposing a 2 lot subdivision of 23.83 acres of land located in the R40 District.
     

  • 5095 Western Turnpike. DECISION ONLY. Consideration of Final Plat Approval - 6 Lot Major Subdivision - Thomas P. Della Rocca. The applicant is proposing a 6 lot subdivision of 4.7 acres of land located in the Single-family (R20) District. Lot sizes range from 30,028 square feet to 46,058 square feet.  An existing single-family dwelling is located on Lot 6.
     

  • MASTER CLEANERS BROWNFIELD SITE. 2304-2314 Western Ave. Foundry Square Planned Unit Development (PUD) - Guilderland Village, LLC. Consideration of Adopting a Sketch Plan Report.

    The applicant is requesting a Change in Zone from the Local Business (LB) District and Residential Overlay (RO40) District to a Planned Unit Development (PUD) District consisting of 285 multi-family units of which 10% (29 units) is proposed to be workforce housing and 5,000 square feet of commercial space in two 4-story buildings on 12.35 acres of land. The development site consists of 5 parcels, one of which is a NYS Department of Environmental Conservation Brownfield site. The Planning Board reviewed the sketch plan at the September 11th meeting.
