Guilderland Coalition for Responsible Growth (GCRG) is concerned with the speed and lack of transparency of the approval process for an explosion of massive new development projects proposed throughout the Town.
GCRG was formed to represent the residents’ rightful voice at every step of these new development proposals.
We would like to advise you of a proposed very large apartment complex development that is being considered on New Karner Road. It is a proposal by the Markstone Group from NYC entitled Pine Bush Parc LLC that will include a 4 story and 5 story apartment building across from the Post Office and Gladwish on Route 20. Neighbors in the area have grave concerns about many issues and have generated a petition to make these concerns known and to ask that it not be built. This project is not just about the folks and neighbors who live near the proposed project, but ANYONE who would be traveling Route 155. Please review the attached petition and sign if you are in favor of what they are asking. We also ask that you share with your friends, neighbors, social media etc.

Planning Board Meeting
The agenda for this meeting of the Planning Board be found here. There are 5 items for consideration:
- Site Plan Review Associated with a Special Use Permit - Renovation of Existing Convenience Store w/ Fuel Pumps - 2594 Western Ave - Nirmaljit Kaur. The applicant is proposing interior/exterior and site improvements to an existing convenience store with fuel pumps on 0.52 acres within the General Business (GB) District.
- Project Update and Consideration of Issuing a SEQR Type II Action - Residential Facility, Independent Living - 3400 Carman Road - RRA Properties. The applicant is proposing an 18 unit townhouse style residential facility, independent living facility on 1.4 acres of land located in the Local Business (LB) District. The Zoning Board of Appeals approved an area variance for setbacks at their March 4, 2026 meeting. The application was last reviewed at the March 25, 2026 Board meeting.
- Consideration of Amending a Previously Approved Final Plat (Brenn-Breit Estates Cluster Subdivision) - Fuller Station Road - Richard Theriault. Continued from the May 27, 2026 Planning Board meeting. The Brenn-Breit Estates Final Plat was approved by the Planning Board on July 24, 2002. The current owner of Tax ID# 27.00-1-43.19, a 1.23 acre parcel in the R40 District, was identified on the final plat with a note that states "Not an Approved Building Lot. If purchased, lot must be consolidated with existing parcel of adjacent owner." The current owner is requesting to remove the note and allow a single-family home to be constructed on the lot.
- Concept Plan Review - 3 Lot Minor Subdivision - 10 Lenann Dr - David A. Bershwinger. The applicant is proposing a 3 lot subdivision of land on 7.4 acres located in the RA3 District.
- Polsinelli Estates Concept Plan Review - 17 Lot Major Cluster Subdivision - East Old State Road (Tax ID# 27.19-2-78) - Frederico Polsinelli. In 2025 the applicant previously proposed a 15 lot subdivision. The applicant is proposing a 17 lot cluster subdivision (16 single-family lots, one stormwater lot) on 21.9 acres of land located in the RO30 District. A total of 9.37 acres of land will be deed restricted open space. The parcel is located within the Albany Pine Bush Preserve Management Area, with a recommendation of Partial Protection. Lot sizes range from 16,548 square feet (0.38 acres) to 37,950 square feet (0.87 acres).
