There is an Explosion of Growth
Going on in Guilderland Right Now.
Together We Can Do Something About It!

Guilderland Coalition for Responsible Growth (GCRG) is concerned with the speed and lack of transparency of the approval process for an explosion of massive new development projects proposed throughout the Town.


GCRG was formed to represent the residents’ rightful voice at every step of these new development proposals.

 

We would like to advise you of a proposed very large apartment complex development that is being considered on New Karner Road.  It is a proposal by the Markstone Group from NYC entitled Pine Bush Parc LLC that will include a 4 story and 5 story apartment building across from the Post Office and Gladwish on Route 20.  Neighbors in the area have grave concerns about many issues and have generated a petition to make these concerns known and to ask that it not be built.  This project is not just about the folks and neighbors who live near the proposed project, but ANYONE who would be traveling Route 155.  Please review the attached petition and sign if you are in favor of what they are asking.  We also ask that you share with your friends, neighbors, social media etc.

Planning Board Meeting

The agenda for this meeting of the Planning Board can be found here. There are 6 items for consideration:

Review of a Proposed Rezoning of Property Located at 761 County Line Road from R40 to RA3 - Nalene Vanderpoel
The Town Board accepted the application at their August 28, 2026 meeting.  The applicant is requesting a rezone of an 11.3 +/- acre parcel of land located in the Single-family Residential (R40) District to the Rural Agricultural (RA3) District.
 
Site Plan Review Associated with a Special Use Permit (Storage/Distribution Facility) - 2 Van Buren Blvd (NEIP) - Airgas USA, LLC
The applicant is proposing to expand the existing facility and rail siding, utilizing 10 liquid Argon tanks and 3 centrifugal pumps. The expansion will include adding 2 liquid Argon tanks, a liquid Nitrogen tank, and a centrifugal pump on a 3-acre leased area within the 255-acre Northeast Industrial Park located in the Industrial District.
 
Site Plan Review Associated with a Special Use Permit (Office) - 3418 Carman Road - Theodore J Lutz, IV

The applicant is proposing a kitchen design studio in the existing 1,800 square foot building located on a 0.95 acre parcel in the Local Business (LB) District.

Concept Plan Review for a 2 Lot Minor Subdivision - 50 Hanley Ln - Eddie Salisbury Jr.

The concept plan was previously reviewed at the August 27, 2025 Board meeting as a 4 lot subdivision.  The applicant is now proposing a 2 lot subdivision of 8 acres of land located in the RO40 District.  Lot 1 will consist of 4.49 acres and contains an existing single-family home and accessory buildings.  Lot 2 will consist of 3.82 acres.

Polsinelli Estates Concept Plan Review - 17 Lot Major Cluster Subdivision - East Old State Road (Tax ID# 27.19-2-78) - Frederico Polsinelli

Continued concept plan review from the July 22nd Planning Board meeting.  In 2025 the applicant previously proposed a 15 lot subdivision.  The applicant is proposing a 17 lot cluster subdivision (16 single-family lots, one stormwater lot) on 21.9 acres of land located in the RO30 District.  A total of 11.18 acres of land (52% of site) will be deed restricted open space.  The parcel is located within the Albany Pine Bush Preserve Management Area, with a recommendation of Partial Protection. Lot sizes range from 16,548 square feet (0.38 acres) to 37,950 square feet (0.87 acres).

Site Plan Review Associated with the Guilderland Residences Planned Unit Development - 6 & 10 Mercy Care Lane - Rockabill Consulting & Development

The Guilderland Residences (Planned Unit Development) PUD is a proposed 72-unit affordable and workforce housing development on 10.71 acres.  The Town Board adopted a SEQR Negative Declaration for an Unlisted Action at their August 18, 2026 meeting.  Prior to the Town Board considering the Change in Zone and adopting of a Local Law for the PUD the Planning Board must approve the site plan.
