Site Plan Review Associated with a Special Use Permit - Altamont Ice Cream, Pizza & Mini Golf - 6523 NYS Route 158 - John Phillips. The applicant is proposing the following uses: (1) 3,500 square feet ice cream shop; (2) 4,500 square feet pizza shop/restaurant; (3) outdoor seating areas/patio; and (4) 18 hole mini golf course on 8.06 acres in the General Business (GB) District. The ice cream and pizza use will be located in one building.
Sketch Plan Review for a Planned Unit Development - 20-24 New Karner Road - Pine Bush Parc, LLC. Continued sketch plan review from the March 25, 2026 Planning Board meeting. The applicant is requesting a change of zone of 50.9 +/- acres from the Business Non-Retail Professional (BNRP) District to a Planned Unit Development (PUD) District and Open Space (OS) District for a 190 unit development (reduced from 210 units). Building heights have been reduced from 5 stories to 4 stories. Approximately 11 acres of the 50 acres site will be included in the area to be developed. The remaining 39 acres will be preserved and rezoned to Open Space. 10% of the units (19 units) will be designated as workforce housing (reduced from 15%) and reserved for households making between 80% and 120% of the Area Median Income (AMI).
