  • Consideration of Issuing a SEQR Negative Declaration for a 2 Lot Minor Subdivision - 5601 Grant Hill Road - John Noppa and Carolyn Jonientz. The applicant is proposing a 2 lot minor subdivision on 8.09 acres of land located in the Rural Agricultural (RA3) District.  Lot 1 would consist of 3.6 acres and Lot 2 would consist of 4.5 acres.
     
  • Consideration of Issuing a SEQR Negative Declaration for an 8,000 Sq. Ft. Medical Office Building - 2500/2502 Western Avenue & 3 Hague Drive - Brithe Linnic, LLC. The applicant is proposing an 8,000 square feet medical office building on 1.42 acres of land located in the Local Business (LB) District. Access to the site would be from Hague Drive.  A total of 56 parking spaces are required.  The applicant is proposing to install 35 parking spaces, with 21 banked spaces.
     

  • DECISION ONLY - Consideration of Issuing a Sketch Plan Report to the Town Board - Albany Country Club Country Hamlet - 300 Wormer Road. At the December 6, 2022 meeting the Town Board accepted the Country Hamlet application, declared the Town Board as lead agency and appointed CHA Consulting as the Town Designated Engineer.  The applicant is proposing to rezone approximately 192 acres of land from the Rural Agricultural (RA3) District to the Country Hamlet (CH) District to allow for a 254 unit mixed use residential development consisting of: 88 single-family lots; 116 townhome units and 50 condominium units.  Proposed open space included as part of the Country Hamlet would consist of 324 acres of deed restricted open space and 86 acres of land that would be conveyed to the town for town park purposes.
     

  • DECISION ONLY - Consideration of Issuing a Site Plan Report Associated with a Special Use Permit - Mixed-Use Building at 1859-1871 Western Ave - Chris Laviano. The applicant is proposing a mixed-use building on 0.957 acres located in the Local Business (LB) District, Business Non-Retail Professional (BNRP) District and Single-family Residential (R20) District. The applicant is proposing to construct an 8,512 SF addition to the 1,134 SF liquor store which will house a new retail tenant and (5) office tenants on the ground floor. A 4,587 SF second story is proposed over the BNRP portion of the site which will house (4) residential dwelling units.

  • Consideration of Issuing a SEQR Negative Declaration for a 2 Lot Minor Subdivision - 493 Church Road - Joseph Stanco. Concept Plan approval for the minor subdivision was granted at the June 23, 2021 Planning Board meeting.

    The applicant is proposing a 2 lot subdivision of 9.07 acres +/- of land located in the Residential Overlay (RO40) District.  Lot 1 would consist of 2.19 acres and Lot 2 would consist of 6.9 acres.  Both lots would be accessed from Church Road.
     

  • Consideration of Issuing a SEQR Negative Declaration for a 4 Lot Minor Subdivision - JKM Builders, LLC - Old State Road/Abbey Road (Parcel #26.00-3-23.2). Concept Plan approval for the minor subdivision was granted at the December 8, 2021 Planning Board meeting.

    The applicant is proposing a 4 lot minor subdivision of 75.03 acres of land located in the Single-family Residential (R40) District.  Lot 1 and 2 would be accessed from Abbey Road and Lot 3 and 4 would be accessed from Old State Road.  Lot 1 would consist of 15.06 acres; Lot 2 would consist of 20.42 acres; Lot 3 would consist of 24.34 acres; and Lot 4 would consist of 14.91 acres.
     

  • Site Plan Review Associated with a Special Use Permit - 2079 Western Ave - Change in Tenancy to Allow a Veterinary Clinic. 

    The applicant is proposing a veterinary clinic, which would occupy approximately 2,100 square feet of space within an existing 3,430 square feet building on 1.19 acres of land located in the Business Non-Retail Professional (BNRP) District.  The remaining space in the building will be occupied by an existing dental office.
     

  • Site Plan Review Associated with a Special Use Permit - 5180 Western Turnpike - Change in Tenancy to Allow a Golf Performance Center.

    The applicant is proposing a golf performance center within an existing 4,484 square feet building formerly used as a restaurant on 0.85 acres of land located in the Local Business (LB) District.
     

  • Site Plan Review Associated with a Special Use Permit - Mixed-Use Building at 1859-1871 Western Ave - Chris Laviano,

The project proposes a residential cluster subdivision with 66 single family homes, which under provisions of the RO40 district will have a minimum lot size of 15,000 sf.     The applicant is proposing a 4-lot subdivision of 316.7 acres of land located in the RA3 and RA5 Districts. Lot 1 would consist of 209.96 acres and is undeveloped land; Lot 2 would consist of 32.16 acres and is undeveloped land; Lot 3 would consist of 66.47 acres and is undeveloped land; and Lot 4 would consist of 15.55 acres and contains a single-family dwelling, accessory structures and cemetery. The property has frontage on Altamont Voorheesville Road and Brandle Road.

  • PUBLIC HEARING. Possible Consideration of Site Plan Approval for a 24 Unit Multiple-family Development - 2 Crossgates Mall Road - Viscusi Builders, Ltd.

    The applicant is proposing a 4-story building, with a covered parking area on the 1st floor and multi-family units located on floors 2-4.  The applicant is proposing a total of 49 parking spaces with 26 covered parking spaces, 19 surface parking spaces, and 4 parking spaces located in the tenant/maintenance garage. Three accessible parking spaces are proposed on the south side of the building.  A concrete sidewalk is proposed to connect the apartment building with the existing sidewalk on Crossgates Mall Road.  A stormwater management area is proposed on the southeast corner of the site.
