Consideration of Issuing a SEQR Negative Declaration for a 2 Lot Minor Subdivision - 2272 W Old State Rd - Michael J Della Rocco III. The Applicant is proposing a 2 lot subdivision of 41 acres of land located in the RA3 District. Lot 1 would consist of 3 acres of land and Lot 2 would consist of 38 acres of land and contains an existing single-family dwelling, barns and garage. The Planning Board issued concept plan approval at the March 12th Board meeting.
Consideration of Issuing a SEQR Negative Declaration for a 8 Lot Major Subdivision - Gari Lane/West Lydius St - JRG Builders, LLC. The applicant is proposing an 8 lot major subdivision on 3.8 acres of land located in the R15 District. The Planning Board issued concept plan approval at the February 26th Board meeting. At the April 2nd Zoning Board of Appeals meeting the Zoning Board granted areas variances as follows: (1) Reduction of lot widths to at least 80 feet for each of the lots; (2) each lot shall have a minimum 10ft side setback; and (3) Lot 1 is granted a 15ft setback along West Lydius Street in order to have a 15ft no cut buffer along the side yard facing West toward Terry Avenue.

Consideration of Issuing a SEQR Negative Declaration and Site Plan Approval for a Public Building (Fire House) - 1250 Western Avenue - McKownville Fire District
The application was last before the Planning Board at the January 8, 2025 meeting. The applicant is proposing to demolish the existing 6,338 square feet fire house and construct a new 12,375 square feet fire house on 0.73 acres located in the BNRP District. At their March 5, 2025 meeting the Zoning Board of Appeals approved an area variance to reduce the front yard setback to 15ft where 25ft is required.
Site Plan Review Associated with a Special Use Permit (Expansion of Contractor Yard) - 3830 Western Turnpike - Jake N Rake Lawn Care
The applicant is proposing a 60' x 40' pole barn on 1.0 acres of land located in the RA3 District. The purpose for the pole barn is to store equipment. The property is currently used as a contractor yard for a landscape business and contains an existing 44' x 34' building.
